What Is Your Home Worth Today?

An online estimate can tell you what homes like yours have sold for. It cannot tell you what your home is worth — that depends on your floor plan, your exposure, the condition of your building, and what buyers are competing for on your street this month. A proper evaluation accounts for all of it, and it is the number your entire selling strategy is built on. Price it too high and it sits; price it too low and you leave money on the table.

How I Determine Your Home’s Value

A: Comparative market analysis. I review recent comparable sales in your building, on your street, and across your neighbourhood — not just the asking prices, but what actually closed and how long each one took. Where a true comparable does not exist, I adjust from the closest matches and show you the reasoning.
B: The characteristics of your property. Floor level, exposure and view, layout, age, renovations, parking and storage, and the state of the strata or the lot itself all move the number. I look at the property the way a buyer’s agent will, so there are no surprises once showings begin.
C: Current market conditions. Active competition, days on market, and sale-to-list ratios change month to month, and so does the effect of the season. I also factor in known future development in the area, which can shift value well before it shows up in the sold data.
D: A price, and a plan to reach it. You receive a realistic value range with the comparables behind it, my recommended listing price, and an honest view of what preparation, staging, or timing would add to it. If the right move is to wait, I will tell you that too.
